TERMS: A deposit in the amount of Ten Percent, (10%), by cash or approved check at the time of sale, with the balance due at closing. Closing is to take place on or within forty-five (45) days of the auction. The sale is subject to confirmation by the Lamoille Superior Court. If the balance of the purchase price is not so deposited within said period, the deposit shall be forfeited and shall be retained by the seller as agreed and liquidated damages and said property may be offered to the next highest bidder still interested in the property. Purchaser shall be required to sign a contract of purchase and sale agreeing to purchase the Mortgage Premises as a result of being the successful and high bidder at said sale.
