TERMS OF SALE: A deposit in an amount of Ten Thousand Dollars, ($10,000.00) by cash, treasurer's or certified check at the time of sale, with the balance due at closing. Closing is to take place within forty-five (45) days of the auction. The sale is subject to confirmation by the Essex Superior Court and subject to any real estate taxes or municipal assessments due to the Town of Brighton, if any. If the balance of the purchase price is not so deposited within said period, the deposit shall be forfeited and shall be retained by the seller as agreed and liquidated damages and said property may be offered to the next highest bidder still interested in the property. Purchaser shall be required to sign a contract of purchase and sale agreeing to purchase the Mortgage Premises as a result of being the successful and high bidder at said sale. The record owner is entitled to redeem the Mortgaged Premises at any time prior to the sale by paying the full amount due under the Judgment Lien, including the costs and expenses of sale.
