How This Auction Works:

This auction features four Vermont properties located in Vernon and Guilford. To provide the best opportunity for both individual buyers and investors, the properties will be offered using a multi-parcel auction format.


Step 1 – Individual Property Auctions

Each of the four properties will be offered separately. Bidders may register and bid on one property, multiple properties, or all four properties.


Step 2 – Portfolio Auction

After bidding on the individual properties has concluded, all four properties will be offered together as a single portfolio. This allows buyers interested in acquiring the entire collection of properties to compete with the combined individual bids.


Step 3 – Determining the Final Sale

At the conclusion of bidding, the auctioneer will compare the total of the individual high bids with the highest bid received for the entire portfolio.


The properties will sell using whichever method results in the highest overall purchase price:

  • If the combined individual bids produce the greater total, each property will be sold to its respective high bidder.
  • If the portfolio bid is greater than the combined individual bids, all four properties will be sold together to the portfolio high bidder.


This auction format is designed to maximize value while providing flexibility for both individual purchasers and buyers seeking the entire portfolio.
